HolidayHero vs UpMarket
UpMarket is an AI concierge platform that automates guest messaging, online check-in and digital keys for rentals and hotels. HolidayHero treats messaging as one pillar of a whole-stay platform, adding a staged guest app, upsells with supplier payouts, smart home control and guest intelligence. Two different bets on what running the stay means.

UpMarket is an AI communication and arrival automation tool: a virtual concierge that answers guest messages, runs online check-in with ID scanning, and issues digital keys for rentals, hotels and B&Bs. HolidayHero is a whole-stay platform where AI messaging is one pillar among five, alongside arrival, a branded guest app, an upsell and experiences engine, and operational intelligence, all running beside the PMS you already have.
What UpMarket does well
Credit where it is due: UpMarket's AI concierge is a serious automation play. The company claims up to 90% of guest interactions handled automatically, with human handoff when needed, and it backs that with a wide integration surface: 60+ PMS platforms, 17 smart-lock brands and authority reporting for both Portugal (SEF) and Spain (SES Hospedajes). For Portuguese operators in particular, SEFScan is a well-established compliance tool. Its pricing is also published openly, which is rarer than it should be in this market.
Why HolidayHero
HolidayHero's bet is bigger than automating replies: the stay itself, from booking to review, should run on one platform.
The guest app is a product, not a landing page. UpMarket's guest app covers branding, property info and in-app payments. HolidayHero's guest app adapts to the moment in time versus the reservation (stages), carries an itinerary that guests and operators build together, lets you create, sort and hide custom sections, serves on your own domain, and ships digital guidebooks, amenity instructions, local events and announcements. If the app is where your guest lives during the stay, depth here compounds.
Revenue is an engine, not a button. Both platforms put upsells in front of guests. HolidayHero also posts charges to the folio via supported PMS, routes inquiries straight to the suppliers who fulfil them through their own portal, and splits commissions automatically three ways (operator, supplier, platform). UpMarket documents upsells at check-in and in-app payments; supplier routing, commission splits and folio posting are not publicly documented.
Smart home, not just smart locks. UpMarket's digital keys handle lock access well. HolidayHero's smart devices layer goes further: lighting, thermostats, sensors, energy monitoring and more, with visibility gated per reservation stage, on top of lock access.
Guest intelligence is built in. HolidayHero detects guest sentiment, computes a 0–100 engagement score across five dimensions, and turns guest-app behaviour into actionable analytics, so you catch the unhappy guest before the review, not after. UpMarket documents chatbot interaction data; sentiment, engagement scoring and in-stay surveys are not publicly documented.
Built for builders too. HolidayHero offers a headless guest app (run the experience inside your own app or site) and an integration API. UpMarket does not publicly document a developer API.
Pricing that scales down as well as up. HolidayHero publishes pricing from €6.50 per unit per month with a self-serve start. UpMarket publishes €8.10 to €16.20 per property per month with a €150 monthly minimum, and starting is demo-gated. At the entry plan, that minimum means an operator pays for roughly 19 properties' worth before the per-unit rate applies. For boutique operators and small portfolios, that difference is structural, not cosmetic.
Capability by capability
On messaging, the two platforms genuinely overlap: both do WhatsApp, a unified inbox, OTA message sync and an AI concierge with human escalation. UpMarket does this well, and it shows in their integration list. HolidayHero pulls ahead across the guest app (stages, itinerary, custom sections, own domain), revenue (folio posting, supplier splits, experiences catalogue), operations (sentiment, engagement score, surveys and reviews, workflow automation) and platform reach (headless, API, multiple brands from one account). On authority registration, UpMarket covers Portugal and Spain while HolidayHero's live integration is Spain's SES Hospedajes, so Portuguese operators should weigh that row in UpMarket's favour today.
Which fits you
If all you need is an AI layer to answer guest messages and automate check-in, and you are in UpMarket's PMS ecosystem, it is a capable pick, especially in Portugal. If you want the whole stay on one platform (a guest app worth branding, revenue that flows to the folio and to suppliers, smart home control, and the intelligence to know how every stay is going) with pricing a 10-unit operator can actually start on, HolidayHero is built for exactly that.
